Builders, we offer a line of credit product that typically will lend 90% loan to cost and 75% on the land for all spec homes. This product can also be used on fix and flips. The main component of this approval is that you prove 10% liquidity of the borrowed project amount that is set aside and that there is an exit strategy. Many homes can be shown to be sold and/or rented out in cases where there are large market fluctuations. With a rental exit strategy it helps to have pre-approval up front on a permanent loan.
